1. RULES AND REQUIREMENTS: Unless otherwise Specified.
By Reading these terms of service, you agree that:
a) The maximum number of guests will not exceed the number of persons stated in this agreement. If extra guests are present, there will be additional charges and/or forfeit of up to the amount of thefull damage deposit.
b) Pets are allowed; however, you must disclose how many pets/breeds. If extra pets are present, the damage deposit up to the full amount will be forfeit.
c) Check-in is at 3 pm Check-out 10 am.
d) The use of the outdoor fire pit is included. Please respect fire safety and fire bans if any are inplace. Please keep fires to a minimum size.
e) The Damage Deposit is $500, and the owner of the property will have up to 14 days to review any damages you or anyone in your party is responsible for. The damage deposit may also be forfeit if the cabin isn’t left in a suitable or clean condition.
f) Smoking is not permitted inside the residence, or any other buildings. $500 fine will be charged if this rule is not followed.
2. CANCELLATION POLICY:
a) 10% cancellation fee applicable for all canceled bookings.
b) Bookings canceled within 60 days of check in are NON-REFUNDABLE.

4. SEASONAL AMENITIES:
- Patio Furniture
5. CHECKING OUT:
a) Please clean up after yourself, this means to please tidy up. We expect that the cabin be left in the same condition as it was when you checked in.
b) Put all furniture back in same place as when you arrived.
c) Remove all food from fridge.
d) Load all dirty dishes into dishwasher and start it.
e) Please ensure you have cleaned up after your pet and have done a full walk around the property.
6. EMERGENCY CLAUSE:
a) If the cabin is under an EVACUATION ORDER you will be fully refunded for all dates that you are not able to stay.
b) If the cabin is under EVACUATION ALERT or there are any ROAD CLOSURES, there will be no refunds provided)
7. LIABILITIES AND RESPONSIBILITIES:
a) The Bear’s Den Vacation Rentals LTD. (Property owner) shall not be responsible in any way for any accidents or injuries to the renter on the property, household equipment etc. The renter takes full responsibility for themselves and their guests.
b) The guest signing the reservation agreement is financially responsible for any damages to the property or loss of items, whether made by themselves, their family, or guest.
8. OTHER INFORMATION:
a) You will find a check in sheet when you arrive at the cabin. Please make sure to read it upon arrival. The check in sheet will explain in more detail how everything at the cabin works.

b) Your Electronic Door Access Code will be emailed to you on the day before your check-in date.
c) There is no cellular service at or nearby the cabin. For those who wish to enable Wi-Fi Calling, you must do so before arrival, while still on your home cellular network.
